UAE Golden Visa Eligibility
You have probably read three articles about the Golden Visa and been given three different answers. One says you need a certain value of property, the next gives a different value, and a third adds a salary condition neither of the others mentions. At least two are wrong, and the one that is right today may not be right in six months.
In short
That is the honest starting point for anyone working out their UAE Golden Visa eligibility. The scheme has been added to and reworked since it began, and most of what is written about it carries no date.
Please read this before anything else. This guide states no threshold, no investment amount, no property value, no salary figure, no duration, no processing time and no fee. That is deliberate. The criteria for the UAE Golden Visa change, and they have changed more than once. Confirm the current position with the issuing authority, against your own facts, before you rely on anything you have read, including this page.
What the Golden Visa actually is
Long-term residence, not nationality
It is a UAE residence permit with a long term, and nothing more. It does not give you a passport, it does not make you a citizen, and it still needs renewing. People arrive at a first meeting believing otherwise, usually because nobody corrected them.
You sponsor yourself
Most UAE residence visas exist through a sponsor: an employer, a family member, a company or a property owner. Your status exists because that relationship does, so anything that ends it puts your status in question. A Golden Visa holder is self-sponsored, and the right to remain attaches to you and to the basis you qualified under, not to a company that can cancel it.
You are granted it under a category
Eligibility is not a general quality you either have or do not. The visa is granted under a specific category, and that category decides what evidence you produce and what has to stay true afterwards.
How it differs from an employer sponsored visa
Leaving a job does not end your residence
On an ordinary employment visa the residence follows the job. Resign or be dismissed and a chain starts: cancellation, a limited window to arrange something else, and a scramble that is worse if you are also in dispute with the employer. On long-term residence the two are separate, so you can change employer, stop working or start a business without your right to stay being what you negotiate over.
Time outside the country is treated differently
An ordinary residence visa can lapse if the holder stays outside the UAE beyond a defined period. The rule for long-term residence is not the same, which is one of the practical reasons people apply. It is also quoted wrongly more often than anything else.
What it does not change
You are subject to UAE law exactly as before. A Golden Visa is no protection against a criminal case, an unpaid debt, an enforcement action or a travel ban, and something already on your record does not disappear because a better visa was issued over it. In practice it stops the application.
The categories of applicant that exist
Eligibility runs by category. The list has grown since the scheme started and is still added to, so treat this as the shape of it rather than a complete inventory. The conditions attached to each are what this page does not state.
Investors
People who invest in the UAE in forms the authority recognises. What counts as a qualifying investment, and what must be held and for how long, are set by regulation.
Property owners
Ownership of UAE real estate at or above a value set by the authority. Whether off-plan counts, whether a mortgaged property counts and whether two can be added together decide most of these applications, and all three are answered by rules, not by a sales stand.
Entrepreneurs and business founders
Founders of businesses meeting the criteria the authority applies. This usually connects to a company already registered or about to be, which makes the structure question and the residency question one conversation. Our business setup and company formation page covers the structuring.
Specialised talent and professionals
Doctors, scientists, engineers, people in culture and the arts, and other specialist fields. The conditions normally combine a field, a level of qualification or seniority, and often an endorsement from a UAE body that assesses it.
Outstanding students and graduates
Students with strong academic results, and graduates of universities the authority recognises. Recognition matters more than people expect, because the result is assessed alongside where it came from.
Other categories, and routes you do not apply for
Further categories have been introduced over time, so check the current list rather than deciding there is no route for you. Some work by nomination rather than application, so the question there is who nominates. Anyone offering to sell you one is worth walking away from.
What it gives you, and what it asks in return
Independence from an employer
The largest benefit, and not mainly about convenience. An employee whose residence depends on the employer is in a weaker position in every disagreement about pay, notice, a transfer or a final settlement. Removing the link changes that.
Stability, and room to plan
School places, a tenancy, a mortgage and a spouse’s own employment all sit on top of residence, and a longer self-held term makes those decisions less fragile. What it will not do is clear a record, settle a fine, remove a ban or reverse a refusal.
The basis has to stay true
You were granted the visa on a stated basis. If that basis stops being true, because a property was sold, an investment withdrawn, a business closed or a qualifying role ended, the position changes. Whether the visa can be cancelled as a result, and whether you must tell anyone, are questions to answer before you make the change, not after.
Your file still has to be kept current
Emirates ID, medical requirements, insurance and address details all have to be maintained. Holders most often lose the benefit by ignoring a renewal because the main visa still had years to run.
Residence and tax residence are separate questions
Holding a residence visa and being tax resident in the UAE are not the same thing, and neither decides the other. If your position in another country turns on it, get advice on that specifically.
What commonly goes wrong
The wrong category, or the wrong evidence
The category decides the evidence, so a file built for one category and filed under another is usually refused even where the applicant would have qualified elsewhere. The related mistake is producing what feels persuasive rather than what the criteria ask for: a letter instead of a valuation, a summary instead of a statement, a contract instead of a title. The authority is checking a list, not forming an impression.
Documents issued outside the UAE
Foreign certificates, degrees and corporate documents normally need a chain of attestation before they can be relied on here. The UAE is not a party to the Apostille Convention, so an apostille alone is not enough, and the chain runs through more than one authority in more than one country. Start early.
Something already on the record
An overstay, an unpaid fine, an absconding report, an old case or an entry ban can stop an application that would otherwise succeed. It is the most common reason a well-qualified applicant gets nowhere, and the most fixable, if you check the record before you file.
Treating a refusal as final
A refusal is a decision on a file. Sometimes the file was wrong, sometimes the category was, and sometimes the obstacle can be cleared and the application re-presented. Establish whether a route back exists, and whether a time limit applies.
Typing centre, agent or lawyer
These are three different things, and most applicants need only one of them.
What a typing centre and an agent do
A typing centre prepares and submits the forms accurately, which is what most straightforward applications need. An agent or PRO handles the running around: submissions, appointments, medicals, Emirates ID and follow-up. Both are real services, and neither is advice on whether you qualify. An agent who says confidently that you do is giving a commercial opinion.
When a lawyer is actually useful
Not for a clean application in an obvious category. It becomes worth involving one of the immigration lawyers in Dubai when:
- You have been refused and want to know why, and whether anything can be done.
- Something is already on your record: a ban, an open case, an absconding report, an overstay or a fine.
- Your qualifying basis is a company, an investment or a shareholding that has to be right.
- Your evidence comes from abroad and the attestation chain is the problem.
When you probably do not need one
If you fall clearly inside a category, your record is clean and your documents are in order, the authority’s own channel or a competent typing centre will get you there. We would rather say so than charge for nothing.
How to check the current criteria at source
Go to the authority, not to an article
Long-term residence is administered by the Federal Authority for Identity, Citizenship, Customs and Port Security, usually called ICP, and in Dubai the General Directorate of Residency and Foreigners Affairs, or GDRFA, handles residency processes. The official UAE government portal publishes the current categories. Those sources count; everything else, this page included, only describes them.
Check the date, and ask against your own facts
An article with no date and no source tells you nothing about today. And “do I qualify as a property owner” has no general answer: it turns on the value, the ownership structure, the mortgage and whose name is on the title. Put your own facts to whoever you ask, and be wary of anyone quoting a precise threshold without pausing.
Questions people ask
Does buying property in Dubai qualify me for a Golden Visa?
Property ownership is one of the categories, but qualifying depends on the value of what you own and on how you own it. Confirm both with the authority before buying anything on the strength of a visa, and treat sales material presenting the visa as included with care.
Can my employer apply on my behalf?
It is not an employer sponsored visa. An employer may support an application, and in some routes an endorsement from a UAE body matters, but the status is yours and does not depend on the job.
I was refused. Is that the end of it?
Not necessarily. Establish the reason first, because a refusal on evidence, one caused by something on your record and one under the wrong category each call for a different response.
Does a Golden Visa let me work for anyone I like?
The residence is not tied to an employer, which is the main point of it. Whether a separate work permit is still needed to take up employment is a different question, and one to confirm before you commit to a job.
